What a facade clean actually removes

A building facade collects more than it looks. On the shaded sides you get black mould and green algae. Near garden beds and downpipes you get splash marks and staining. On older steel fixings and some cladding you get rust runs, also called tea staining, where brown streaks bleed down the wall. Metal window frames and awnings can oxidise and go chalky. A proper clean lifts all of it so the wall reads as one clean colour again.

Render and cladding are where people get into trouble with a hard pressure wash. That is why our soft washing service does most of the work on facades. The detergent kills the growth at the root, so the wall stays cleaner for longer than a blast that only knocks the surface off. Why soft washing suits most facades
High pressure looks powerful but it fights the wall. On render it can strip the top coat. On cladding it can force water past the joins and into the wall cavity. On glass and sealant it can lift the seal. Soft washing does the opposite. Low pressure and a proper detergent do the cleaning, so the finish stays intact and the mould does not bounce straight back.

Access and working at height
Most Sydney facade jobs are a height job as much as a cleaning job. A two storey shopfront in Parramatta is very different from a taller office block. Water fed poles reach a good way up from the ground and keep people off ladders. Above that we use elevated work platforms or, on the right building, rope access. The point is to match the access to the building so the clean is done safely and the site keeps running underneath.
Water management matters here too. Detergent and rinse water need to be controlled so nothing runs into a stormwater drain untreated. On a busy retail strip that means timing the work and protecting the entries while people come and go.
Keeping a building presentable for tenants
A facade clean is not a one off. Mould and grime return on a cycle, faster on the shaded southern walls that stay damp. Most commercial buildings look best on a regular schedule rather than waiting until the walls are obviously black. A yearly or twice yearly clean keeps the front sharp and stops staining from setting in, which is harder and slower to shift once it has.
